Mortgage Assistance Programs

Buying a home is an important milestone in your life. Bank Independent prides itself on providing accessible and feasible financial resources and mortgage products to fit your individual needs. We are proud to partner with the Federal Home Loan Bank of Atlanta to offer various down-payment assistance programs to help alleviate some of the upfront costs of owning a home. Contact us to begin your application process and determine if you are eligible for any of our down-payment assistance programs.

First-time Homebuyer

To help you get started on solid footing, Bank Independent can help first-time homebuyers access up to $17,500 to assist with the down payment and closing costs incurred when purchasing a home. Funding is available to qualified first-time homebuyers with household incomes less than or equal to 80% of the area median income.

Community Partners

We are committed to supporting those in our communities who dedicate their lives to helping others. As part of this commitment, we offer a unique financial opportunity if you are a current or retired law enforcement officer, educator, health care worker, firefighter, first responder, veteran, active-duty military member, or a surviving military spouse looking to purchase a home.

We understand that buying a home can be a big financial commitment, and we want to make it a little easier. That’s why we are offering up to $20,000 to help with your down-payment and closing costs. Our Community Partners program does not require you to be a first-time homebuyer. Qualified buyers must have household income less than or equal to 80% of the area median income.

Workforce Housing Plus+ Program

This program is designed to help middle income buyers access up to $15,000 in down-payment and closing costs assistance. Qualified buyers must have household incomes between 80.01% and 120% of the area median income. You do not have to be a first-time homebuyer to qualify for this program.

In addition to meeting eligibility requirements, the homebuyer must:
  • Contribute at least $1,000 toward the purchase of the home
  • Occupy the home as a primary residence
  • Complete a homebuyer education course prior to closing
