Space Command decision launches plans for 255-home community in Athens

ATHENS — Described as “250 thoughtfully crafted residences nestled in a secluded retreat just beyond Alabama’s most innovative corridor,” a planned community received a conditional rezoning by Athens City Council.

DDB Capital, a real estate investment fund, announced the city’s approval for Higher Living, a planned 255-home community in Athens. It is planned for Cambridge Lane, south of the intersection with U.S. 72.

The development, called a “game breaker for Athens,” aligns with the relocation of U.S. Space Command headquarters to Redstone Arsenal in Huntsville, reinforcing long-term housing demand across the Huntsville metro, of which Athens is an important part.

“Zoning approval is a vote of confidence in our plan to deliver a high-quality neighborhood for families, builders, and long term investors,” said Derek Distenfield, managing director at DDB Capital. “With Space Command coming to Redstone Arsenal and regional job growth accelerating, Athens is positioned for durable demand and value creation.

“Our plan balances housing, open space, and connectivity so the community performs for residents and stakeholders alike.”

Designed for active living and everyday convenience, the community plan emphasizes movement, connection, and relaxation.

Features include connected trails for evening walks, a resort style pool, pickleball courts, and generous green space with room for neighborhood gatherings.
